Cadiz-Trigg County Review Zoning Request On Possible Dollar General Store

Members of the Cadiz-Trigg County Planning Commission found themselves amid the early stages of a possible re-zoning recommendation to the Cadiz City Council — when, Tuesday evening, they reviewed materials involving a property along Jefferson Street/US 139.

Of note, an unnamed property owner located near the Princeton Road/Cerulean Road junction is asking for a zoning change from “residential” to “B2: commercial” — which would allow for potential pursuit of a business to locate there.

That business, officials say, would be a Dollar General Store on that side of town.

Commissioner Chappell Wilson illustrated step-by-step where this process will go, and it all begins with the procurement of someone with city planner experience — who can then write a report on the property based on, and against, the current comprehensive plan for the City of Cadiz.

And it ends with a public hearing, and the planning commission sending its recommendation to the council.

Within the application, the property’s unnamed attorneys, naturally, made the argument that their re-zoning request already fits the Cadiz Comprehensive Plan for “growth and development.”

Commissioners Josh Adams and Ken Culwell, Chairman Todd Wallace and Wilson, however, noted that determination can only be made following this due diligence.

The property is 1.75 acres and is currently vacant, but Wilson warned that the request for such a report on the plat could cost anywhere between $500 and $1,000 — which would come back to the planning commission’s budget responsibility.

Furthermore, Wilson discussed the notion that Cadiz, Caldwell County and Lyon County could use a part-time city planner that serves all three areas effectively.

Also of note Tuesday: two new CTC commissioners were also sworn in — Rick Clements and Chris Washer. Clements was actually unanimously approved by Trigg County Fiscal Court Monday night, as a replacement for the retired Eric Bleidt.
