State’s Largest Build-Ready Site Coming To West Kentucky

Citing job growth in Henderson, McLean, Union and Webster counties, Governor Andy Beshear announced Thursday the site development efforts of a new regional build-ready location housed in Henderson County.

Located in the 4-Star Regional Industrial Park of Robards, the site offers the largest graded build-ready-certified building pad in the state — sized more than 1.1 million square feet.

The site was previously approved in June 2023 for $1.4 million in state funding through the Kentucky Product Development Initiative, in order to complete a grading plan.

The site also includes more than 100 acres zoned for heavy industrial use, and has an additional 150,000-square-foot graded building pad. Utilities include a four-inch gas line, 10-inch sewer line and 18-inch waterline, and fiber for telecommunications.

The property includes electric service provided by Kenergy Corporation and natural gas provided by Atmos Energy Corporation and Texas Gas Transmission Corporation.

Much of the work – aside from building construction – has already been completed. This includes controlling the land to be developed, completing archaeological, environmental and geotechnical studies, constructing a building pad, finishing preliminary design work, obtaining approved site plan permits and putting necessary infrastructure in place.

Including this new site in Henderson County, Kentucky is home to 23 available build-ready sites, and to date, 12 former build-ready-certified sites – including tracts located in Barren, Butler, Christian, Graves, Hart, Laurel and Pulaski counties and five sites in Warren County – have been selected by companies for new location projects.
